Assumptions
- Stamp duty and registration use the state rule set shown below, which is pending official verification; treat the total as an indicative estimate.
- Banks do not finance stamp duty, registration or brokerage.
- Urban rates are used outside Maharashtra; GST on under-construction homes is applied to the full agreement value.
Frequently asked questions
- Does the bank fund stamp duty and registration?
- No. RBI rules exclude these from the loan-to-value calculation, so you must pay them from your own funds.
- Is there GST on resale flats?
- No. GST applies only to under-construction property bought from a developer: 5% for regular homes and 1% for affordable housing, without input tax credit. Ready-to-move homes with a completion certificate and resale homes are exempt.
